PET OWNERSHIP AGREEMENT

The landlord, Peninsula Realty, has given permission for the tenant(s) listed to keep the pet(s) identified at the residential premises as listed below.

RULES GOVERNING PETS

1. A tenant must:
    a. Ensure that the pet is restrained on a leash when passing through common areas of the residential property (backyard, etc.).
    b. Not chain or leave any cat or dog unattended anywhere within the residential
property other than within the residential premises.
    c. Not leave a pet unattended on the residential property, other than within the residential premises.
    d. Must not leave their pet(s) in the rental unit when they are away, unless clear
arrangements have been made for their care.
    e. Immediately remove all waste deposited by the pet on common areas of the
residential property, and ensure that all waster is bagged and disposed of properly.
    f. Pet(s) must be vaccinated regularly and treated for fleas and worms (if appropriate).
    g. Tenants must make sure their pet(s) do not cause trouble, damage, or disturb other tenants. This includes but is not limited to noise, damage to other people’s property.
    h. A tenant keeping a Pet must comply with all applicable municipal bylaws. Where
these rules conflict with any municipal bylaw, the bylaw will govern.
    i. Must not neglect or abandon any pet kept on the residential premises.
Landlords will report the tenant to an animal welfare organization if they believe a pet kept in their
rental property has been neglected or abandoned.
    j. Must comply with all applicable municipal bylaws. Where these rules conflict with any municipal bylaw, the bylaw will govern.

REMOVAL OF PET

1. The landlord may require a tenant to remove a pet from the residential premises/property if
    a. The tenant breaches these rules or fails to care for the pet, or;
    b. The pet
        - Causes excessive noise or odours which disturb other tenants
        - Causes health hazards for other tenants
        - Bites, claws, or aggressively pursues or otherwise harms any person or pet
        - The tenant fails to rectify an infestation of fleas, lice, ticks, or other external parasites

LIABILITY OF TENANT

The tenant is liable for any damage done to the residential premises, the common areas of the
residential property, or harm done to persons caused by the tenant’s pet or a pet belonging to the
guest of a tenant.
